New listings, the median list price, and the average price per square foot all experienced modest declines year over year. The majority of homes sold in the $300,000 to $399,999 price range, highlighting continued demand for affordable housing throughout the Tucson area. By home size, the average sales prices were:

Four-bedroom homes: $408,000


The price gap between three- and four-bedroom homes suggests that buyers continue to place a premium on additional living space. Whether it's for growing families, remote work, multigenerational living, or flexible bonus rooms, larger homes remain highly desirable in today's market.

One of the strongest-performing segments was the $700,000 to $799,999 price range, where homes averaged just 21 days on market before selling. Luxury properties priced above $1.2 million also showed strong demand, averaging 26 days on market. These statistics demonstrate that well-priced homes in desirable locations continue to attract motivated buyers across multiple price points.

Pricing strategy remains one of the most important factors for sellers. During June, 48% of active listings experienced a price reduction, with the average adjustment occurring approximately 28 days after hitting the market. Those properties reduced their asking price by an average of 7% and typically required an additional 40 days before going under contract.
